
The Pune Board of the Maharashtra Housing and Area Development Authority (MHADA) will conduct the long-awaited lottery draw for 4,186 housing units on February 10, 2026, after months of uncertainty for thousands of aspiring homebuyers across Pune and adjoining regions. The computerized draw will be held at the Sharadchandra Pawar Auditorium situated at the Pune Zilla Parishad premises and will commence at noon.
According to officials, the draw had been postponed several times owing to the implementation of the Model Code of Conduct for local body elections and technical glitches in application verification. With the election code lifted on February 9, MHADA has got clearance to begin the process the next day. Senior MHADA officials said that all administrative and technical preparations for the draw are now over.
The lottery scheme has evinced an overwhelming response from citizens. MHADA has received a total of 2,58,832 applications against 4,186 homes. After verifying documents and scrutinizing the earnest money deposit, 2,15,965 applicants have been found eligible to participate in the lottery. The applications received by MHADA indicate that demand for housing in Pune, Pimpri-Chinchwad, and Pune Metropolitan Regions, where house rates have risen steadily in recent years, continues to exist.
The housing units being allotted are located across the Pune Municipal Corporation, Pimpri Chinchwad Municipal Corporation, and Pune Metropolitan Region Development Authority. These housing schemes are part of government-mandated schemes such as the 20 percent Inclusive Housing Scheme and the 15 percent Social Housing Scheme, aimed at enabling more people from lower and middle-income groups to own homes.
According to MHADA officials, the applicants will be drawn in a transparent manner through a computer-based system, following the prescribed procedures. The event will be monitored by the Chairman of the MHADA Pune Board, Shivajirao Adhalrao Patil. MHADA Vice President & Chief Executive Officer Sanjeev Jaiswal, an IAS officer, is expected to attend the proceedings through video conferencing.
The applicants who are unable to attend the draw process in person will also be able to witness it through live streaming, arranged by MHADA. The objective behind this measure, according to the officials, is transparency and winning public confidence.
The application process for the lottery began in late 2025 and experienced various deadlines extensions. The last date for applications, along with the payment of earnest money deposits, was extended by MHADA so that more applicants could carry out the process and problems related to technology were overcome. However, with the enforcement of the Model Code of Conduct for Zilla Parishad Elections, delays were incurred, drawing criticism from applicants who had been waiting since several months for the draw to take place.
Concern among applicants over the long delay, particularly for some who had deposited earnest money months ago, increased anxiety among MHADA applicants. This, however, was denied by the MHADA authorities, who stated the postponements came about because they were mandatory in terms of election guidelines. The authority has swiftly moved to fix the draw date.
Once the draw happens on February 10, MHADA would announce the results on its lottery website. Recipients of the Maharashtra flats will be sent a provisional allotment letter, and they need to complete formalities within the same time frame. Even applicants who failed to receive their flats in Maharashtra would be able to get their earnest money deposits refunded.
The issue of affordable housing continues to be a major challenge for the city of Pune, given its rapid growth. This is sustained through various industrial sectors, including information technology, education, and manufacturing. The cost of properties in various parts of the city has significantly risen, so government schemes are vital, especially for first-time homebuyers and those who fall within the mid-income group. Experts and urban planners have noted that schemes such as those run by MHADA are crucial in resolving housing issues and promoting urban planning.
The Pune board lottery is one of the biggest affordable housing schemes undertaken by MHADA in the last few years. Officials say the authority continues to be committed to launching similar housing schemes in the future, depending on the availability of land and policy clearances, to meet the surging demand for affordable housing in the state.
With the announcement of the draw date, applicants now await February 10 with hope. To many, this may be synonymous with a chance at living in one of the fastest-growing regions within Maharashtra through a process that is regulated and transparent.
